Planning building work? Get the right guidance before making expensive decisions.
Finding the right tradespeople, understanding quotations and organising construction work can be difficult when you don't deal with the industry every day.
Perhaps you've received two very different quotations. Maybe you're planning a renovation but don't know where to begin. Or perhaps work has already started and something doesn't feel quite right.
Whatever your situation, Clearly Built is here to help you understand your options.
We're an independent construction guidance service helping UK homeowners plan projects, review builder quotations, find suitable trades and make more informed decisions.
You don’t need to know exactly what help you need. That’s what your first conversation is for.
You don't need a large renovation or a complicated building project to benefit from experienced advice.
Homeowners contact us at different stages, often because they're unsure what to do next.
One builder quotes £8,000. Another quotes £12,000.
Are they pricing the same work? Are the materials comparable? Has something important been left out?
We help you understand what's included, what might be missing and which questions to ask before committing.
You might be considering a home renovation, garden improvement, extension or another construction project.
We can help you think through the practical requirements, materials, trades and decisions involved, giving you a clearer starting point.
You might prefer to organise tradespeople and materials yourself rather than appointing one contractor to manage everything.
We can provide advice and help you understand the coordination involved, while you remain responsible for managing your project.
Perhaps you're concerned about progress, communication, materials or an unexpected change.
We can discuss your concerns, review available information and help you understand sensible next steps.
Where specialist inspections or technical assessments are required, we'll explain when an appropriately qualified professional is needed.
If any of these situations sound familiar, it’s worth having a conversation.
Five simple steps. No complicated process. No commitment until you understand what you're agreeing to.

01
Start by getting in touch.
Tell us what you're hoping to achieve, where your project is located and anything you're unsure about.
You might have detailed plans and several quotations, or you might only have an idea.
Either is absolutely fine.
02
We'll talk through your project, ask a few questions and get a better understanding of your circumstances.
This is your opportunity to explain what you're trying to achieve and where you feel you could benefit from advice.
We'll discuss whether Clearly Built can help and what type of support might be appropriate.
The first conversation is free, with no obligation to proceed.
03
If further support would be useful, we'll explain our recommendation in writing.
Your proposal will set out:
We believe you should understand what you're paying for before agreeing to anything.
No vague promises. No unexpected service commitments. A clear proposal you can consider in your own time.
04
Once you've received your proposal, you can review it, ask questions and decide whether it's right for you.
If you don't want to proceed, that's completely fine.
If you do, we'll agree the scope, fee and applicable terms before starting paid work.
You're in control of the decision.
05
Once everything is agreed, we'll provide the support outlined in your proposal.
Depending on your needs, that could involve reviewing quotations, discussing project plans, providing advice during construction or helping coordinate enquiries with suitable trades.
We'll confirm how we'll communicate, what information we need and what you'll receive.
Our aim is to help you move forward with a better understanding of your project and the decisions ahead.
Clearly Built offers flexible construction guidance because not every homeowner needs the same level of support.
Understand the quotation before agreeing to the work.
We can help you examine the proposed scope, materials, pricing information and exclusions, so you can ask informed questions and compare quotations more confidently.
An experienced perspective while your project progresses.
We provide advisory support to help you review information, discuss concerns and understand decisions as work moves forward.
Your appointed contractors remain responsible for delivering and managing their work.
Manage your own project with guidance when you need it.
From planning materials to understanding trade requirements and coordinating quotations, we can help you approach a self-managed project more confidently.
Help identifying and approaching tradespeople for your project.
Through our developing trade network, we can help introduce suitable businesses, arrange quotation appointments and support communication where agreed.
Our checks help inform which trades we introduce, but cannot guarantee their future workmanship or performance.
Not sure which service you need? You don't have to choose one before speaking to us.
You'll always know the proposed fee before agreeing to paid support.
Some homeowners only need a single consultation or an independent review of a quotation.
Others need more detailed advice, a site visit or support at several stages of a project.
Rather than assuming everyone needs the same service, we discuss your circumstances and recommend an appropriate level of support.
After your free introductory conversation, we'll provide a written proposal explaining what we recommend, what's included and the price.
You can review that proposal before deciding whether to proceed.
Your first 20-minute conversation is free. Any further paid support is agreed in advance.
Not much.
We know homeowners aren't necessarily familiar with construction terminology, and we don't expect you to arrive with all the answers.
It helps if you can tell us:
If you don't have these documents, don't worry.
We can start with a conversation and explain what additional information might be useful.
You bring the questions. We'll help you work out what comes next.
Two Sams. Different backgrounds. One shared approach to doing things properly.
Clearly Built was founded by childhood friends Sam Nicholson and Sam Winder.
Having followed different paths through construction and business, we brought our experience together around a simple idea: homeowners should have access to honest, practical guidance without feeling overwhelmed or intimidated.
Co-Founder | Customer Relationships & Construction Guidance
Sam Nicholson brings experience in construction, sales, marketing and customer service.
He's passionate about helping people feel comfortable discussing their projects, asking questions and understanding the options available to them.
Co-Founder | Construction Guidance & Project Oversight
Sam Winder brings 10 years of hands-on construction experience, including timberwork, landscaping, quotation preparation and managing construction projects.
Having operated his own construction businesses, Sam understands the practical challenges of planning work, managing trades and communicating clearly with homeowners.
We believe that better communication, realistic expectations and access to experienced advice can make a genuine difference to a construction project.
We want customers to understand exactly what Clearly Built does — and what it doesn't do.
Clearly Built provides independent construction guidance and advice.
We don't automatically become your builder, project manager, designer or site supervisor when you use our services.
The contractors you appoint remain responsible for their own work, contractual commitments and applicable health and safety duties.
Specialist design, structural calculations, statutory approvals and formal inspections must be handled by the relevant competent or authorised professionals.
You don't have to use tradespeople introduced by Clearly Built.
We can provide guidance whether you've already chosen a contractor, are considering several quotations or would like help identifying suitable trades.
Clearly Built may receive fees or commissions from certain trade or supplier arrangements.
Where a recommendation or introduction involves a financial benefit to Clearly Built, we'll explain the relevant relationship and the amount or method of calculating that benefit in writing beforehand.
Our aim is to give you information you can use to make your own decisions.

Yes. We offer advisory support for homeowners organising their own projects, including practical guidance on planning, materials, quotations and coordinating trades.
We offer in-person advisory visits across North West England, subject to availability and the nature of the project. Remote guidance is available across the UK.
Fees depend on the support required. We'll explain the proposed service, inclusions and price in writing before you commit.
Our role is advisory. We can help you understand concerns and communicate questions, but we don't take over the contractor's responsibilities or direct their construction work.
No. If we recommend paid support, you'll receive a written proposal and can decide whether to proceed.
You might have a quotation sitting in your inbox.
You might be planning improvements to your home but have no idea where to begin.
Or perhaps you've already started a project and would simply appreciate an experienced second opinion.
Whatever brings you here, the first step doesn't need to be complicated.
Tell us what you're planning, what's worrying you or what you'd like to understand better.
We'll listen, discuss whether we can help and explain any recommended support before you make a commitment.
No obligation. No pressure. Just a clearer starting point.
Clearly Built — Know before you build.
